We are a small team of agents who each cover a handful of California markets closely, from Lake Tahoe and the Sonoma valley to the cliffs of Laguna Beach. We would rather know six towns well than sixty towns badly, and we would rather lose a sale than sell someone the wrong house.

We shortlist homes that fit the brief, view them before you do, and give you written notes on condition, price and the neighbourhood. When you are ready, we help you shape an offer and manage inspections and escrow.
A written price opinion with the comparables behind it, a short list of worthwhile fixes, professional photography and listing copy that describes the house honestly. Then we handle viewings and negotiation.
We list a small number of well-kept homes for rent, with the lease length, deposit and pet policy shown up front. For owners, we vet tenants and prepare California-compliant leases.
Moving from out of state? We run video viewings, introduce lenders and inspectors we trust, and help you understand school districts, commutes and insurance before you fly in.

Short answers to what people ask us most.
Start by browsing listings or telling us what you need through the contact form. An agent will reply within one working day to arrange a call, then set up viewings. When you find the right home we help you prepare an offer, recommend inspectors, and stay with you through escrow until you have the keys.
Not to view, but you will need one (or proof of funds) before making an offer. Sellers expect it, and it tells you what you can comfortably afford. Our guide to pre-approval explains what lenders ask for.
Usually proof of income of two to three times the monthly rent, photo ID, references from previous landlords and consent to a credit check. Each listing shows the lease length and pet policy so you can check fit before applying.
We look at recent comparable sales, current competing listings and the condition of your home, then suggest a price range with the reasoning in writing. You make the final decision.
