Buying
How does buying with you work?
Start by browsing listings or telling us what you need through the contact form. An agent will reply within one working day to arrange a call, then set up viewings. When you find the right home we help you prepare an offer, recommend inspectors, and stay with you through escrow until you have the keys.
Do I need a mortgage pre-approval before viewing?
Not to view, but you will need one (or proof of funds) before making an offer. Sellers expect it, and it tells you what you can comfortably afford. Our guide to pre-approval explains what lenders ask for.
Are the prices on the site negotiable?
Asking prices are set by the seller and are often a starting point. How much room there is depends on the property, how long it has been listed and how much interest it has had. Your agent will share what they know before you make an offer.
What costs should I budget for on top of the price?
In California, buyers usually pay for inspections, the appraisal, lender fees, title insurance for the lender, escrow fees (often split) and prepaid property tax and insurance. As a rough guide, set aside 2 to 3 percent of the price for closing costs.
Can I view a property remotely?
Yes. If you cannot travel, an agent can give you a live video tour and answer questions as you go. Many of our clients buying from out of state view remotely first and fly in for a final visit before signing.
Renting
What do I need to apply for a rental?
Usually proof of income of two to three times the monthly rent, photo ID, references from previous landlords and consent to a credit check. Each listing shows the lease length and pet policy so you can check fit before applying.
How much is the security deposit?
For most California leases the deposit is limited by law to one month's rent. It is returned within 21 days of moving out, minus any itemised deductions for damage beyond normal wear.
Are pets allowed?
It depends on the owner. Pet policies are listed on each rental. Where it says "pets considered", send a short note about your pet with your enquiry.
Selling
How do you decide on an asking price?
We look at recent comparable sales, current competing listings and the condition of your home, then suggest a price range with the reasoning in writing. You make the final decision.
Do I need to renovate before selling?
Rarely. Small repairs, a deep clean and fresh paint in tired rooms usually return more than they cost. We will walk through with you and agree a short, practical list.

Why should I create an account?
An account lets you save homes and see them all in one place from any device. It is free and we only ask for your name, email, phone and a password.
I forgot my password. What should I do?
Use the "Forgot password" page to send us a reset request. A member of our team will verify it is you by email before resetting it. We do not send automated reset codes.
How do I delete my account?
Email info@geminatesolutions.com from the address on your account and we will delete it, along with your saved homes, within 30 days.
